TERMS OF SALE: No upset price. Property sold AS IS condition at public auction with ten percent (10%) of the highest bid payable in cash, or certified check or cashiers check at the close of auction. Balance is payable in cash or certified check or cashiers check upon delivery of title. Potential bidders must be able to provide proof of ability to comply with the 10% bid requirement PRIOR to participation in the public auction. Buyer shall pay all costs of closing, including conveyance documents, recordation fees, conveyance taxes, and escrow fees upon recordation. Real property taxes shall be prorated at the date of title conveyance. Buyer shall be responsible for securing possession of the property and the costs for same.
